Park and Madison Avenues in Carnegie Hill

Large pre-war co-ops on Park Avenue, a shopping and gallery street on Madison and the 4, 5 and 6 a short walk east.

Where it is

Park and Madison Avenues from East 86th to about East 98th Street, between Fifth Avenue and Lexington Avenue. South of 91st Street, Park Avenue lies inside the Park Avenue Historic District, designated in 2014 for the avenue between 79th and 91st Streets.

The buildings

  • Large pre-war co-ops on Park Avenue, many with doormen and elevator service.
  • A mix on Madison Avenue: apartment buildings above boutiques, galleries and some consulates and missions.
  • Schools nearby include Hunter College High School at 94th Street and Park Avenue, a selective public school admitted by exam.

Who it suits

Families who want schools close by and buyers who want a short walk to Lexington Avenue's subway.

Less suited to: Buyers who want park frontage or a lower-profile building.

The walk to the train

Lexington Avenue is one avenue east. The 4, 5 and 6 stop at 86th Street, and the 6 also stops at 96th Street. The M1 to M4 buses run on Madison and Fifth.

For the whole neighborhood, see Getting around Carnegie Hill.

Trade-offs

  • Landmark rules can apply to exterior work on Park Avenue buildings.
  • Co-ops here often set demanding financial standards.
  • Madison Avenue brings more retail activity than the side streets.
