Fifth, Madison and Park Avenues in Lenox Hill

The established southern Upper East Side address: large pre-war co-ops, luxury retail and the Frick Collection.

Where it is

Fifth, Madison and Park Avenues from East 60th to about East 77th Street. Much of this area is inside the Upper East Side Historic District, designated in 1981 and expanded in 2010.

The buildings

  • Large pre-war co-ops on Fifth and Park Avenues, many with full service.
  • Madison Avenue, a luxury shopping street with apartments above and around it.
  • Institutions that anchor the area include the Frick Collection at Fifth Avenue and 70th Street, the Asia Society at Park Avenue and 70th, and the Park Avenue Armory.

Who it suits

Buyers who want an established address, a walk to Madison Avenue and a short trip to Midtown.

Less suited to: Buyers on a tight budget or those who want a lower-profile building.

The walk to the train

The 4, 5 and 6 stop at Lexington Avenue and 59th Street, which also connects to the N, R and W. The 6 is local and stops at 68th Street and 77th Street. The F and Q stop at Lexington Avenue and 63rd Street.

Trade-offs

  • Among the highest prices on the Upper East Side, with demanding board standards in many co-ops.
  • Many co-ops restrict or prohibit pied-à-terre use and subletting.
  • Landmark rules affect exterior work in the historic district.
