Lenox Hill housing and buildings
The southern Upper East Side combines established Fifth and Park Avenue co-ops with townhouse blocks and newer condo towers.
Building types
- Fifth and Park Avenue co-ops. Some of the most established addresses on the Upper East Side, in large pre-war buildings with full service.
- Side-street townhouses. Limestone and brownstone houses between the avenues, some still single-family and many converted to apartments.
- Condos. Postwar and newer condo buildings are most common east of Lexington Avenue and toward the river.
- Mid-size elevator buildings. Throughout the neighborhood, often with lower monthly charges than the grandest addresses.
Pied-à-terre and part-time use
Lenox Hill's closeness to Midtown attracts buyers who will not live here full time. Many co-ops restrict or prohibit pied-à-terre use and subletting. Condos are usually more flexible. Ask about the rules before you fall in love with an apartment.
Near the hospitals
The medical campuses along York Avenue create steady demand from physicians and staff. Blocks close to the hospitals can be busier, so visit at different times of day.
